Punjab RERA Agent Registration 2026: Fees, Documents and Process

Last updated: 20 September 2026

Punjab RERA agent registration is the licence a property dealer or broker needs before selling any unit in a RERA-registered project in Punjab. As of the latest amendment, the fee is ₹10,000 for an individual and ₹50,000 for a firm or company, the registration is valid for five years, and the Authority has 30 days to decide your application.

Many websites still quote ₹5,000. That was the 2017 fee. It was doubled by a notification published in the Punjab Government Gazette on 8 July 2022. This guide uses the current rules, and links to the official documents so you can check them yourself.

Filling the form for Punjab RERA agent registration

Is RERA registration compulsory for agents in Punjab?

Yes, if you deal in RERA-registered projects. Section 9 of the Real Estate (Regulation and Development) Act, 2016 says no real estate agent can facilitate the sale or purchase of any plot, apartment or building in a registered real estate project without first registering with the state Authority. RERA Punjab’s own services page puts it plainly: all real estate agents must register before facilitating any sale.

There is also a practical reason. When a builder applies to register a project, they must give RERA the names of the registered agents who will sell it. If you are not registered, a compliant builder cannot put you on that list, and you lose access to new-launch inventory, which is usually the best-paying work in the market.

For older resale property that was never part of a RERA project, the Act does not apply in the same way. Most working brokers deal in both, which is why many active brokers in Mohali, Zirakpur, Kharar and Ludhiana register anyway.

Punjab RERA agent registration fees (current)

The fee is set in the Schedule to the Punjab State Real Estate (Regulation and Development) Rules, 2017, as substituted by the First Amendment Rules, 2022.

Type of agentRegistration feeRenewal fee
Individual₹10,000₹6,000
Other than individual (firm, LLP, company)₹50,000₹24,000

Payment can be made online through Electronic Clearing Service, or by demand draft or banker’s cheque in favour of the Authority, as allowed by the 2020 amendment to the rules.

Documents required for Punjab RERA agent registration

Rule 9 of the Punjab rules lists what goes with the application, which is made in Form G:

  1. Details of your business: name, registered address and type of enterprise (proprietorship, partnership, company and so on).
  2. Registration particulars of the entity, such as the partnership deed, memorandum and articles of association or bye-laws.
  3. Name, address, contact details and photograph of the agent, or of every partner or director for other entities.
  4. Self-attested copy of the PAN card.
  5. Self-attested proof of the address of your place of business.
  6. Any other documents the Authority specifies by regulation.

Keep scans ready before you start. A common cause of delay is a mismatch between the business name on the PAN, the address proof and the application.

Documents needed for Punjab RERA agent registration

How to apply: step by step

  1. Go to the RERA Punjab website at rera.punjab.gov.in, where agent registration and renewal are listed as services.
  2. Fill in Form G with your business and personal details.
  3. Upload the documents listed above.
  4. Pay the fee for your category.
  5. Wait for a decision. Under Rule 10, the Authority must grant or reject the application within 30 days, and it can give you time to fix defects first.
  6. Receive your certificate in Form H, which carries your registration number.

Once registered, your name appears in RERA Punjab’s public list of registered real estate agents. Buyers and builders do check it.

Validity and renewal

The registration is valid for five years. Apply for renewal in Form J at least three months before it expires, with the renewal fee and updated copies of the same documents. An application for renewal cannot be rejected without first giving you a chance to be heard.

Put the renewal date in your calendar the day the certificate arrives. An agent whose registration has lapsed is, legally, an unregistered agent. Working in Haryana as well? It has its own fee and process, set out in our guide to Haryana RERA agent registration. Haryana dealers also need a state licence, covered in property dealer licence Haryana.

Registered, and now need buyers? Your RERA number is also a trust signal in your ads. Message us on WhatsApp and we will show you how registered brokers in Punjab use it to get enquiries from Google and Facebook.

Penalty for working without Punjab RERA agent registration

The penalty is heavy. Under Section 62 of the RERA Act, an agent who breaks Section 9 (registration) or Section 10 (duties) can be fined ₹10,000 for every day the default continues, up to 5% of the cost of the plot, apartment or building involved. On a ₹60 lakh flat, that ceiling is ₹3 lakh on a single deal.

What registration obliges you to do

Section 10 of the Act sets out duties that come with the certificate:

These duties also apply to your advertising. If you promote a project, its RERA number belongs in the ad. Our guide to RERA advertising rules for Punjab covers what an ad must carry.

RERA registration vs the PAPRA estate agent licence

Punjab has a second, older registration that brokers often confuse with RERA. Under the Punjab Apartment and Property Regulation Act, 1995, estate agents also register with the development authority for their area, such as GMADA, GLADA or PDA. It is a separate process, with a different fee and a bank guarantee, handled by a different office. If you deal in colony plots and land, you are likely to need both. RERA registration does not replace it, and it does not replace RERA.

RERA-registered project sold by agents with Punjab RERA agent registration

Agents are not the only ones with ongoing duties. Builders must file a quarterly update for every registered project, and from 1 October 2026 a late one costs Rs 500 a day. See our guide to the Punjab RERA quarterly progress report.

Using your registration to win business

A RERA number is a sales asset, not just a compliance box. Put it on your visiting card, your WhatsApp Business profile, your Google Business Profile and every ad. Buyers who have read about property fraud increasingly check it, and many use the same public records covered in our Punjab RERA verification checklist.

Builders notice it too. When a developer is choosing channel partners for a launch, a registered agent with a clean record and a visible marketing presence is an easy yes. If you are building that presence, our guide to marketing for real estate brokers is a good next read.
