How I got here

From watching agencies fail to building the one I wished existed.

I am from Jagraon, Ludhiana — a small town that sits an hour west of the real estate corridor that runs from Mohali through Zirakpur and Kharar up to Chandigarh. Over the last two years I watched several family-friend builders and brokers across that corridor hand ₹25,000-60,000 a month to generalist digital agencies who treated real estate like e-commerce. Their ads ran. Their websites loaded. Almost nothing converted.

The agencies did not understand the buyer cycle, the local sectors, the way Punjab WhatsApp culture actually works, or what a sub-₹1 crore 3 BHK buyer is really weighing on the night before a registry. They wrote “Find your dream home today” while genuine buyers were searching “3 BHK Sector 91 Mohali under 80 lakh ready to move.” The mismatch was so consistent that I started writing teardowns of these sites for fun. Then friends started forwarding the teardowns to their broker contacts. Then those brokers started asking who I was. That is the origin of Leadproio.

Today, Leadproio is one person doing one thing well, instead of fifteen people doing thirty things average. That is the trade I am consciously making, and it is the entire competitive moat of this agency.

Real estate buyers do not need more ad creative. They need to find the one honest answer to the question that is keeping them up at night. My job is to make sure that answer is on your website, in your search results, and on your Google Business Profile.

Six principles that shape every page I build.

    Specialists outperform generalists. A real estate buyer can smell a generic agency in the first paragraph of any page. So I work in one sector only — Punjab real estate. The deeper the expertise, the better the output. Nothing else.

    SEO is the only honest lead source. Paid ads stop the day you stop paying. Organic search keeps delivering enquiries while you sleep, while you travel, while you close a deal. Every retainer starts with foundation SEO, not with media spend.

    Writing is the work. Schema and meta tags help. Real, sector-specific, buyer-language writing is what ranks and what converts. AI fluff gets killed by Google’s Helpful Content system within months. Your taste is the moat.

    Local detail beats global polish. “3 BHK near Mohali Airport Road with under-construction Sector 82 inventory” outperforms “Find your dream home” every single time. Specific named landmarks, sector numbers, RERA codes, school catchments — these are the trust signals that actually rank.

    Trust the math, not the brochure. I show clients the actual numbers — stamp duty, GST, hidden costs, lead source attribution. If the math does not work for the buyer, it will not work for the broker either. Honest pages convert better than aspirational ones.

    Long-term over loud. No growth-hack tactics. No expiry-date trends. Just the durable basics done well — city pages, locality pages, GMB, content, schema, analytics — month after month until they compound into a lead engine you own.

How the work actually happens

A four-phase rhythm over 60-90 days.

Every engagement runs on the same rhythm. The first month is structural. The second is content. The third is amplification. Everything compounds month over month.

Audit and architecture

Full SEO audit of the existing site, GMB and analytics. Keyword gap analysis against direct local competitors. Sector and locality landing-page map drawn out. Technical fixes shipped: schema, meta, page speed, mobile, internal linking. By end of week one we know exactly what will be built, in what order, and why.

Build the lead surface

5-8 location-targeted landing pages written from scratch in buyer language for priority sectors and localities. Google Business Profile rebuilt, categorized, photographed, and seeded with the first batch of posts. WhatsApp lead funnel wired so every enquiry routes straight to your phone. By end of week four the surface where leads will land is fully ready.

Publish, link, and rank

Weekly long-form content shipped: neighborhood guides, project comparisons, NRI buying checklists, RERA explainers. Backlink outreach to Punjab real estate directories and locally relevant niche sites. GMB posting cadence locked. Search Console and IndexNow push every new URL into the index within 24 hours.

Measure, refine, compound

Live lead-tracking dashboard so you see exactly which keywords, pages and posts brought in enquiries. Monthly Friday report — rankings, traffic, leads, and the next 30-day actions in plain English. Two-way 15-minute weekly check-in over WhatsApp. The work compounds: rankings climb, content library grows, GMB profile strengthens. Nothing resets to zero, because there are no campaigns — only durable infrastructure.

What I won’t do

Four lines I will not cross, even for paying clients.

Most agencies hide their boundaries until the contract is signed. I think the opposite — telling you what I will not do is the fastest way for both of us to know if this will work. These are the hard limits, written down before any conversation about money:

    No fake testimonials, no fake reviews, no fake ratings. Every word of social proof on a client site or GMB profile must come from a real customer who has signed off in writing. If we do not have results yet, we say so on the page. Honesty outranks aspiration in 2026.

    No AI-only content shipping to production. AI is a draft tool, not a publish tool. Every page goes through my own edit pass for local accuracy, sector specifics, and Punjab real estate context. The Helpful Content system finds AI sludge fast — your rankings will not survive that.
  3. ×
    No long lock-in retainers. Engagements are month-to-month after the initial setup. If the work is not delivering, you should be able to walk — with everything I built staying in your account. Ownership of the website, GMB, and content stays with you from day one.

    No white-labeling someone else’s work. When you hire Leadproio, you hire me — not an offshore content farm I am marking up. Every page, every post, every audit comes from my own keyboard. If that changes, you will know before it changes.

How do you charge?

Setup-plus-retainer. First-month setup fee covers the audit, the landing pages, the GMB build-out and the content engine spin-up. From month two onwards it is a flat monthly retainer that covers ongoing content, GMB posting, backlink outreach, and reporting. No hourly billing, no surprise add-ons, no “strategy call” upsells. Specific pricing depends on the size of the city map we are targeting and whether you already have a site — I share it openly on the first call, not behind a quote form.

How long until I see results?

First GMB ranking shifts inside 4-6 weeks. First Google page-1 ranking on a sector-locality keyword usually inside 60-90 days. First WhatsApp enquiry coming through search inside 6-10 weeks. Real momentum — multiple ranked keywords compounding traffic — by month 4-6. SEO is not fast in week one, but it is durable in month twelve, which is the opposite trade to paid ads.

Do you only work with brokers, or also with builders?

Both. The approach is identical — city and locality SEO, RERA-compliant content, GMB, schema, analytics — but the surfaces differ. Brokers get listing-driven landing pages built around buyer-search keywords. Builders get project-page SEO that ranks for “3 BHK in [Project Name]” and “[Project Name] possession” type queries. Both work well when done specifically.

Will the work belong to me or to you?

Everything belongs to you from day one. Website, GMB, content, analytics, schema — all of it stays in your accounts, in your name. I only hold access (admin user, GBP manager role) that you can revoke in 30 seconds at any point. There is no hostage situation if we part ways.

Do you do paid ads?

Not yet — by choice. Paid ads done badly burn money fast in real estate. I am building Leadproio’s ad practice slowly and will only offer it once SEO is the baseline that the ads layer on top of. That keeps the math honest: you should not pay for traffic that organic could have given you for free over the same window.

What if I am not based in Punjab?

Then I am probably not the right agency for you. Leadproio is Punjab-only by design. The deep local knowledge — sector pricing, school catchments, RERA jurisdictions, NRI buyer behaviour — is the moat, and it does not travel.
