Mohali RERA Registered Projects 2026: 1,047 Registrations Analysed

Updated 17 October 2026. The Punjab RERA public register lists 1,047 registered projects in Mohali district, and almost nobody reads it as a whole. We opened the portal, set the district to Sahibzada Ajit Singh Nagar (Mohali) and read every row. This page turns that list into numbers: how many registrations are still running, how many show a Valid Upto date that has already passed, who registers the most, and which 16 registrations end before the year does. The Mohali RERA register in numbers

All figures come from the portal’s own table and are dated 17 October 2026. An earlier read on 21 July 2026 counted 1,023 registrations in the same district, so the register grew by about 24 net entries in three months. Thirteen rows show no Valid Upto date at all, and 22 carry the portal’s asterisk, which its own disclaimer says means a revision application is under consideration by the Authority.

How many Mohali registrations are still valid?

Every row on the register carries a Valid Upto date. Compared against 17 October 2026, 666 of the 1,047 registrations (about 64%) show a date that has already passed, and 237 of those passed before 2021. Another 368 are still running, and 13 rows have no date. The chart groups the Valid Upto dates by year.

A passed date is not proof of a violation. It can mean the project has been completed and the registration ran its course, that an extension has been granted or is pending, or that the portal entry was never updated. The register does not say which. The Real Estate (Regulation and Development) Act, 2016 allows registrations to be extended (Section 6) and revoked (Section 7), and you can read the full text in the Act as published by Punjab RERA.

What it does mean for a buyer is a question to ask before paying. If a project is still being advertised or sold and its registration date has passed, ask the promoter for the extension order or the completion certificate. Section 3 of the Act bars a promoter from advertising, selling or inviting buyers for a project that is not registered. The project’s quarterly progress updates show whether work is actually moving, and if the answers do not add up, the route is a RERA complaint.

Who registers the most projects in Mohali

The 1,047 registrations sit under 670 promoter names. 548 of those names (about 82%) hold exactly one registration, which tells you most Mohali projects come from small, single-project developers rather than large groups. The top of the table is different: the large developers register each phase separately, so one township can appear as many rows. Count registrations, not townships. GMADA itself holds 9 registrations, and 63 registrations are filed by individuals rather than companies or firms.

Registrations that end before 31 December 2026

One registration ends in October, two in November and thirteen on 31 December. Another 55 end during 2027, 20 of them by March. An approaching date is a question to ask, not a warning to run: registrations can be extended on application, and a project close to completion may simply be finishing. This list is taken from the public register as it stood on 17 October 2026, and it will have changed by the time you read it, so confirm any project on the portal itself.

How to check a Mohali project on the portal yourself

1. Open rera.punjab.gov.in and go to Search Registered Projects.
2. Choose the district Sahibzada Ajit Singh Nagar (Mohali), or type the project or promoter name.
3. Enter the CAPTCHA and press Search.
4. Read the Registration Number and the Valid Upto date. An asterisk means a revision application is under consideration.
5. Open the certificate (the PDF icon) and check that the promoter named on it is the one on your agreement.
