Google Ads Cost for Real Estate in India (2026): Budget, CPC and Cost per Lead
Last updated: 20 September 2026
The honest answer to Google Ads cost for real estate in India is that Google sets no minimum. You choose a daily budget and pay per click. What you actually need to spend depends on how many leads you want and what each click costs in your city. For one project or one broker in a Punjab city, a workable starting budget is usually ₹500 to ₹2,000 a day in ad spend, plus 18% GST, plus management if someone runs it for you.
This guide breaks the cost into its parts, shows how to size a budget from the leads you need, and explains what makes the same budget produce twice the leads for one advertiser and half for another.

The three parts of Google Ads cost for real estate
| Cost part | What it is | Typical range |
|---|---|---|
| Ad spend | What you pay Google for clicks, set by your daily budget | Your choice; ₹500 to ₹2,000 a day is a common starting range for one project |
| GST | Tax Google adds to ad spend billed in India | 18% of ad spend |
| Management | Fee for the person or agency running the account | A flat monthly retainer or a percentage of spend; a DIY account costs your time instead |
The ad spend goes to Google, and you should pay it directly from your own ad account. The management fee is separate. If a quote bundles the two into one number, ask for the split. The reasons are in our guide to who owns your real estate ad account.
How Google charges: budget, clicks and bids
Google Ads is an auction. Every time someone searches a phrase you bid on, Google decides whose ad shows and what they pay per click, based on bids and ad quality. You never pay more than your maximum bid, and you are not charged for ads that are shown but not clicked.
Your daily budget is an average. According to Google’s help page on daily budgets, Google may spend up to twice the daily budget on a busy day. Over a month, it will not charge more than your daily budget times the average number of days in a month. So a ₹1,000 daily budget means about ₹30,400 a month, not ₹1,000 every single day.
What a click costs in real estate
Cost per click varies more by keyword and city than by anything else:
- Broad, competitive phrases such as “flats in Mohali” or “property in Ludhiana” attract portals and every large developer, so clicks cost the most.
- Specific phrases such as a project name, a sector, or “3 BHK ready to move Kharar” cost less and convert better, because the searcher knows what they want.
- Plots and commercial property often cost more per click than rental or resale flats, because each sale is worth more to the advertisers bidding.
- Metro markets such as Gurugram, Mumbai and Bengaluru cost more than Punjab markets for the same kind of phrase.
Google’s own Keyword Planner, inside any Google Ads account, shows estimated bid ranges for your exact keywords and location. Check it before you set a budget, because averages from other cities mislead.

Sizing your budget from the leads you need
Start from results, not from a budget you feel comfortable with.
- Decide the site visits you need a month, say 20.
- Estimate your lead-to-visit rate. If one lead in five visits, you need about 100 leads.
- Estimate cost per lead. Cost per lead is cost per click divided by the share of clicks that become enquiries.
- Multiply. 100 leads at ₹500 each needs about ₹50,000 of ad spend, before GST.
A worked example with illustrative numbers:
| Assumption | Value |
|---|---|
| Average cost per click | ₹40 |
| Share of clicks that enquire | 6% |
| Cost per lead | about ₹667 |
| Leads needed | 60 |
| Monthly ad spend | about ₹40,000 |
| GST at 18% | about ₹7,200 |
| Total paid to Google | about ₹47,200 |
Your own numbers will differ. Run the first month as a test, then put in your real cost per click and conversion rate. Our real estate ad budget calculator does this arithmetic for you, and real estate cost per lead in India gives wider context.
Why the same budget gives different results
Two builders can spend ₹30,000 on Google Ads in the same city and get 20 leads or 80. The difference is almost never the budget. It is usually these five things.
- Location targeting. Google’s default can show ads to people merely interested in your city, not in it. For local property, targeting people in or regularly in your area, plus specific NRI locations if relevant, removes a lot of waste.
- Negative keywords. Without them you pay for searches like “jobs”, “PG”, “rent” or “free” when you are selling. A good negative list is often the fastest saving in an account.
- The landing page. An ad that sends people to a slow, generic homepage wastes clicks. A fast real estate landing page with price, location, RERA number and one form converts far better.
- Conversion tracking. If Google does not know which clicks became leads, its automated bidding cannot find more of them. Track form submissions, calls and WhatsApp clicks.
- Follow-up speed. A lead called after two hours often goes to another builder. Your cost per site visit depends on your phone as much as your ads.

Campaign types and what they cost
- Search campaigns show text ads to people searching property terms. They have the highest intent and usually the best cost per site visit. Start here.
- Performance Max runs across Search, YouTube, Display, Maps and Gmail from one campaign. It can generate volume cheaply, but lead quality needs close watching.
- Demand Gen and YouTube build awareness with video and images. They suit launches, and are best judged on cost per engaged viewer, not cost per lead.
- Display remarketing shows ads to people who already visited your site. It is cheap per impression and useful to bring back undecided buyers. More in our guide to real estate retargeting.
Google Ads cost for real estate vs Meta ads
Google usually costs more per lead than Facebook and Instagram, and usually gives better quality leads, because the buyer searched for property. Meta is cheaper per lead and better for reaching people who were not searching yet, but more of those leads need nurturing. Most projects do best with both, with Google catching active demand and Meta building it. The full comparison is in Google Ads vs Meta ads for real estate.
The RERA line your ads must carry
For a RERA-registered project, every advertisement must show the RERA registration number and the RERA website address, under Section 11(2) of the RERA Act. That includes Google search and display ads. Put the number in an ad asset or the ad text, and on the landing page.

That is what separates ₹400 leads from ₹1,500 leads on the same budget.
Cost figures are illustrative and vary by city, keyword, season and account quality. Check live bid estimates in Google Keyword Planner for your market before committing a budget.
