Most people who want to pay property tax online in Punjab do not have a question about tax law. They have a question about a website. They know they owe something, they cannot find their property on the portal, and they are not sure whether the payment actually went through.

This guide is only about that: getting the payment done on the government portal, and walking away with a receipt you can prove.

Which portal you actually need

To pay property tax online in Punjab you use mSeva. Punjab runs municipal services through mSeva, the Department of Local Government portal, at mseva.lgpunjab.gov.in.

There is one important exception that trips people up constantly.

Ludhiana is not on mSeva. The Municipal Corporation of Ludhiana runs its own property tax portal at propertytax.mcludhiana.gov.in. If you own property in Ludhiana and you are hunting for it on mSeva, you will not find it, and nothing is wrong with your property record.

Everywhere else in Punjab, including Amritsar, Jalandhar, Mohali, and the smaller municipal councils and nagar panchayats, the route is mSeva. The Local Government Department maintains a directory of these links on its own property tax page.

Step by step: how to pay property tax online in Punjab on mSeva

Step 1 — Register or log in

Go to mseva.lgpunjab.gov.in and register as a citizen using your mobile number. Verify the OTP. Your account is tied to that number, so use one you will keep.

Step 2 — Open Property Tax

From the citizen dashboard, choose the Property Tax service. You will see two useful options: My Properties, which lists anything already linked to your number, and the search or assess flow for a property that is not yet linked.

Step 3 — Find your property

Search using your Property ID. If you do not have it, search by owner name, door or house number, and ward, and narrow by locality.

If nothing comes up, do not immediately assume the record is missing. Try the owner name exactly as it appears on the last receipt, including initials and spellings, since records often carry an older or differently transliterated version of the name.

Step 4 — Self-assess

mSeva lets you self-assess. You enter the property details, the portal applies the rates in force for your municipality, and it produces the amount payable.

This is where accuracy matters. Understating the covered area or misdeclaring usage produces a lower demand today and a correction with arrears later. Enter what is actually built.

Step 5 — Review the dues

Check what the portal is showing before you pay:

If arrears appear that you believe you already paid, stop and resolve that with the municipal office before paying, rather than paying twice and chasing a refund afterwards.

Step 6 — Pay

Choose Proceed to Pay and complete payment by UPI, net banking, debit card or credit card.

Do not close the browser while the payment is processing. If the bank debits you but the portal does not confirm, the transaction usually reconciles within a couple of working days. Note your transaction reference before leaving the page.

Step 7 — Download the receipt

Download the receipt immediately and save it. Do not rely on being able to retrieve it later.

That receipt is the document you will be asked for when you sell the property, apply for a loan against it, or need a municipal no-dues clearance. A gap in your receipt history is a small problem now and an annoying one at the point of sale.

You need to apply for a transfer or mutation of the property tax record with the municipal body, separately from the revenue mutation of the land record. People routinely assume one updates the other. It does not.

The covered area shown is wrong. Correct it through the self-assessment rather than paying a demand you know is based on wrong data. An uncorrected error repeats every year.

I paid but the receipt did not generate. Check My Properties after a couple of working days before repaying. Keep the bank reference.

The payment clears a liability. The receipt proves it.

At the point of sale, a buyer or their lawyer will ask for tax clearance. A society or a bank may ask for it. If you have paid every year but cannot produce evidence for three of them, you are the one who has to go and reconstruct the record from the municipal office.
