Simplified estimate — not tax advice. This applies the current long-term rate of 12.5% without indexation. Your actual liability changes with indexation (for pre-23-July-2024 purchases you may elect 20% with indexation if lower), Section 54 / 54F / 54EC exemptions, surcharge, cess, and your residency status (NRI sellers face higher TDS). Always confirm with a qualified CA before filing.

How this capital gains tax calculator works

When you sell property, the profit (sale price minus purchase price) is a capital gain. This capital gains tax calculator first checks how long you held it: property held for more than 24 months is a long-term capital gain, taxed at a flat 12.5% under the current rules; property held for 24 months or less is short-term, added to your income and taxed at your slab rate. The tool estimates the long-term figure — the short-term case has no flat number because it depends on your total income.

What this estimate does not include

Real capital gains tax has moving parts this quick estimate leaves out: indexation for older purchases, Section 54/54F/54EC exemptions when you reinvest, surcharge and cess, and the much higher TDS an NRI seller faces. If you are selling from abroad, read our NRI Tricity checklist. And if you are buying rather than selling, estimate your registration costs with the Punjab stamp duty calculator.
