Square Yards Channel Partner 2026: How It Works, Costs and Payouts
Last updated: 1 October 2026
A Square Yards channel partner is an independent broker who sells developer projects and resale property through Square Connect, the Square Yards app for brokers. Square Yards says the network has over 1.5 lakh channel partners, 100+ Grade A developers, 500+ projects and more than Rs 10 crore in channel partner payouts disbursed. There is also a separate franchise route, which franchise directories list at an investment of roughly Rs 10,000 to Rs 50,000.
For a Punjab broker the question is practical: does joining bring more deals than working directly with local developers? This guide explains what the programme offers, what it costs, the legal registrations you still need, and how to decide.

What a Square Yards channel partner gets
The Square Connect page lists these benefits for brokers:
| Benefit | What Square Yards says | What to check |
|---|---|---|
| Developer inventory | 100+ Grade A developers and 500+ projects | How many projects are in your city |
| Advance brokerage and differential payouts | Advertised on the Square Connect page | The exact payout rate and timing per project, in writing |
| Payout speed | “Fastest payouts ever” | The actual number of days from booking to payment |
| Listings and leads | Unlimited listings and leads, plus a “claim pool” of leads | Whether leads are exclusive or shared with other partners |
| Site visit registration | Register visits through Prime Connect for exclusive payouts | How a visit is tagged to you so another broker cannot claim it |
| Loans and add-ons | Payouts on home loan disbursals, plus interiors and rentals | The payout rate on loans |
| CRM | A broker CRM with tech support | Whether you can export your own client data |
Square Yards also reports over 5,000 deals, 10 lakh+ live listings and 3 lakh+ leads generated each month across the platform. These are platform-wide claims from Square Yards’ Square Connect page, not figures for any one city.
Square Yards channel partner vs franchise
Square Yards runs two different routes, and they are easy to confuse:
| Channel partner (Square Connect) | Franchise or co-branded store | |
|---|---|---|
| What you are | An independent broker using the platform | A local business operating under Square Yards branding |
| Office needed | No | Yes; directories list 250 to 1,000 sq ft |
| Investment listed | No published joining fee found | About Rs 10,000 to Rs 50,000 listed by Franchise India; DSA channel Rs 50,000 to Rs 2 lakh |
| Branding | Your own | Square Yards co-branded |
Franchise figures come from the Franchise India listing for Square Yards. Confirm the current terms with Square Yards before you pay anything. We could not find a published joining fee for the channel partner app.

What you still need: RERA and GST
Joining a platform does not replace your own registrations.
- RERA agent registration. Under the RERA Act, an agent who sells or facilitates the sale of a registered project must be registered with the state RERA. In Punjab the fee is Rs 10,000 for an individual and Rs 50,000 for others, for five years. See our guide to Punjab RERA agent registration.
- GST. Brokerage is a taxable service at 18% GST. Registration becomes compulsory once your turnover crosses the threshold for service providers, which is Rs 20 lakh a year in Punjab.
- TDS. Developers paying commission deduct TDS under Section 194H at 2% once payments cross Rs 20,000 in a year. Keep your PAN details updated so it shows in your tax records.
- Your agreement. Read the channel partner agreement for payout timelines, clawbacks if a booking is cancelled, and who owns the client.
For how commission is usually structured between developers and partners, see channel partner commission in real estate.
Should a Punjab broker join Square Yards?
It depends on what you lack.
Join if:
- You have buyers but not enough inventory. Access to many developers’ projects through one app solves that.
- You want payouts without chasing each developer separately.
- You are starting out and need a structured process and a CRM.
Be careful if:
- Your city has few Square Yards projects. Check the app for Mohali, Zirakpur, Kharar, Ludhiana or your own city before relying on it.
- You already have direct ties with local developers. A direct relationship can pay a higher share, because there is no platform in between.
- Leads from the pool are shared. A shared lead goes to whoever calls first.
One sensible mix is both: direct deals with two or three local developers, plus a platform for projects they cannot access directly.
Selling projects but relying only on platform leads? Your own leads are the ones nobody else can claim. Message us on WhatsApp and we will show you what Google and Meta ads for your listings would cost in your city.
Before you sign, ask two brokers in your city who already use Square Connect how long payouts took on their last three deals, and whether any site visit was ever disputed. Their answers will tell you more than any platform claim. If you cannot find anyone local using it, that itself tells you how active the platform is in your area.
How to become a Square Yards channel partner
- Download the Square Connect app or register on the Square Connect page.
- Complete your profile with your business details.
- Keep your RERA agent registration number, PAN and, if registered, GSTIN ready. Developers typically ask for them before releasing payouts.
- Browse the projects available in your city and read each project’s payout terms.
- Register every site visit in the app before the visit, so the booking is tagged to you.
Do not depend on one platform for leads
Platforms are useful for inventory and payouts. Leads are different. A lead from a shared pool may go to several partners. Your own leads, from your own ads, website and Google Business Profile, belong only to you. Our guides to real estate marketing for brokers and property portal leads vs your own ads explain how brokers build their own lead flow.
