Instagram Ads Cost for Real Estate in India: 2026 Budget Guide
Last updated: 1 October 2026
There is no fixed Instagram ads cost in India. You set a daily or lifetime budget, and Meta charges you through an auction for impressions, clicks or leads. Indian businesses pay 18% GST on top of ad spend. For one real estate project or broker in a Punjab city, a workable test budget is Rs 500 to Rs 1,500 a day, and published cost-per-lead figures for property on Meta mostly fall between Rs 150 and Rs 500 in tier-2 and tier-3 cities.
This guide explains how Instagram ad billing works, what moves the price up or down for property ads, and how to size a monthly budget from the number of site visits you need.

How Instagram ads cost is decided
Instagram ads run through Meta Ads Manager, the same system as Facebook ads. You do not pay a listing fee or a rate card price. You pay what the auction decides, within the budget you set. If an agency sells this as a monthly bundle, see real estate social media marketing packages for what is usually included.
- You set the budget. A daily budget or a lifetime budget for the campaign.
- Meta can spend more on good days. Meta’s help centre page on daily budgets says it may spend up to 75% over your daily budget on some days, but it will not go over 7 times your daily budget in a calendar week.
- You choose what to optimise for. Leads, messages, website visits or reach. Meta then charges per impression in most cases, while trying to get the result you chose.
- GST is added. Meta’s help centre confirms ad purchases in India are subject to GST, and the standard GST rate on advertising services is 18%.
So the real question is not “what does an Instagram ad cost” but “what does a lead cost, and how many do I need”.
Instagram ads cost for real estate: realistic ranges
Almost every published benchmark for Indian real estate comes from agency blogs, including ours. Treat them as rough ranges, not promises. Our own review of the published sources in real estate cost per lead in India found:
| Segment | Typical Meta cost per lead |
|---|---|
| Affordable housing, tier-2 and tier-3 cities | Rs 150 to Rs 500 |
| General tier-2 and tier-3 real estate | Rs 200 to Rs 400 |
| Tier-1 metros | Higher than tier-2, widening with competition |
| Premium projects and NRI audiences | Higher; few reliable published figures |
Instagram and Facebook usually run together in one campaign, with Meta placing ads where they perform. Running Instagram-only placements narrows delivery and can raise cost.

What makes Instagram ads cost more or less
- Ticket size. A Rs 25 lakh flat gets more cheap enquiries than a Rs 2 crore villa. Higher-value projects pay more per lead and should expect fewer, better leads.
- Location radius. Targeting the whole of Punjab is cheap per impression but wasteful. A tight radius around the project raises cost per impression but lowers cost per real visit.
- Lead form type. A simple instant form gets cheap leads, many of them casual. A form with a question about budget or timeline costs more per lead but filters time-wasters.
- Creative. On Instagram, the video or image does most of the targeting. A real walkthrough reel of the flat is worth testing against a glossy brochure graphic.
- Season. Demand for “real estate marketing” in India rises from November to February. Competition rises with it.
- Special ad category. Meta requires property ads to declare the Housing category where it applies. Campaigns aimed at the US, Canada or EU, which covers many NRI campaigns, face stricter targeting limits. See our guide to Facebook ads targeting for real estate.
Size the budget from site visits, not from a guess
Work backwards from the number of site visits your team can handle:
- Pick a monthly site-visit target. Say 15 visits.
- Estimate how many leads become visits. Use 1 visit for every 20 leads as a starting guess, then replace it with your own number after the first month.
- Leads needed: 15 × 20 = 300 leads.
- Estimate cost per lead. Use Rs 250 for a tier-2 project.
- Ad spend: 300 × Rs 250 = Rs 75,000 a month.
- Add GST: Rs 75,000 × 18% = Rs 13,500. Total about Rs 88,500.
All numbers are illustrative. If that is too much, lower the visit target, not the cost per lead you hope for. Our free real estate ad budget calculator does this from one booking’s value, and our guide to real estate marketing budgets in India covers how much of a project’s revenue to spend.

Instagram ads cost vs boosting a post
The “Boost” button on an Instagram post is the simplest way to spend money, and rarely the cheapest way to get leads. Boosted posts usually aim for profile visits or engagement unless you change the goal. Likes are cheap. Enquiries are not. For real estate, run proper campaigns in Ads Manager with a lead or message objective.
A good middle path is Click-to-WhatsApp ads: the buyer taps the ad and lands in a WhatsApp chat with you. If they message from a phone and you reply within 24 hours, Meta makes your WhatsApp replies free for up to 7 days.
Instagram vs Google ads for real estate
| Instagram (Meta) | Google Search | |
|---|---|---|
| Buyer state | Not searching yet, discovers your project | Actively searching for property |
| Strength | Visual: reels, walkthroughs, launches | Intent: “2 BHK in Kharar” |
| Lead cost | Usually lower per lead | Usually higher per lead |
| Lead quality | Mixed, needs fast filtering | Usually higher intent |
| Billing | Mostly per impression | Mostly per click |
Most projects do best with both. See Google Ads vs Meta Ads for real estate and our Google Ads cost for real estate in India.
Mistakes that inflate Instagram ads cost
- Optimising for engagement when you want enquiries.
- Changing the campaign every day. Give a change a week before judging it.
- One campaign for a plotted colony and a ready flat. Different buyers, separate campaigns.
- Calling leads the next day. Instagram leads can go cold within hours.
- Forgetting the RERA number in the ad. Every project ad must carry it. See RERA advertising rules in India.
